The client is a leading global investment manager with over $60 billion of assets under management. One of the most active real estate investors in Japan.
Client is currently seeking candidates at the Associate or Vice President level with strong experience in residential asset management. Main roles include but are not limited to leasing (talking to PM and directly to brokers) and renovations (restoration and strategic capex).
Perform in‐depth evaluation of annual capex plans. Proactively oversee the execution of plans throughout the year and monitor capex including major renovations and regular capital plan
Help create leasing strategies and capex planning for each assets; track renovated units and leasing status
Work closely with in‐house leasing team, third party property managers, construction managers, and leasing agents to provide strategies for leasing/capex planning and oversight of business plans, budgets, forecasts, leases, analysis, and approvals
Negotiate third party contracts
Develop and distribute periodic asset management reports to parent company
Other ad hoc tasks such as assisting with property disposition efforts, preparing detailed responses to audit inquiries for select assets, and collecting information on market and occupancy data, expense analysis, rent/sales comps, etc.
Highly‐developed verbal and written communication skills
Solid analytical and organizational skills, proactive thinking, and ability to multi‐task
A bachelor's degree from an accredited university/college
Fluency in Japanese, English is not required
Having asset management experience with emphasis in residential assets is desirable
Licensed architects and other professionals with experience in property development and renovation is desirable
